This User Agreement (this “Agreement”) is a contract between you and T-BLOCKS INTERNATIONAL LTD. By enrolling for an account with T-Blocks through Tblocks.io, or any associated websites, APIs, or mobile applications and websites (collectively the “T-Blocks Platform“), you agree that you have read, understood, and accepted all of the terms and conditions contained in this Agreement. As used herein, “User” refers to you and all other Users of the T-Blocks Services (as defined below). This Agreement is effective upon the date you first click “I agree” or you download, install, or use the T-Blocks Platform or mobile application (the “T-Blocks App”) or any T-Blocks Services (as defined below) or content available through the T-Blocks App.


This Agreement does not apply to the other websites or mobile applications of T-Blocks Inc. or any of its other affiliates, or any of the services provided through those other websites or mobile applications or any services operated by third parties.


About the offered services.

The T-Blocks Services allows you to buy and sell certain digital assets (“Assets”) supported by T-Blocks (those Assets supported by the T-Blocks Platform, the “Supported Assets”),. The T-Blocks Services also have the ability to hold your Supported Assets and fiat currency (“Fiat”) in an account maintained by a non-custodial digital asset wallet, Metamask. In using the T-Blocks Services, you are acknowledging and agreeing to the terms of service of the Custody Provider independently from your relationship with T-Blocks. 

Applicable Laws and Regulations

Your enrollment with T-Blocks Platform and your conduct on the T-Blocks App may be subject to the applicable laws, regulations, and rules of any appropriate governmental or regulatory authority (the “Applicable Laws and Regulations”) including, but not limited to: 


All applicable federal laws, regulations, and rules, including, but not limited to: 

  • Anti-Money Laundering (“AML”) and Counter-Terrorist Financing (“CTF”) provisions under United States law and any other rules and regulations regarding AML/CTF within the United States and the individual states; 
  • Sanctions program rules implemented by Treasury’s Office of Foreign Assets Control (“OFAC”)
  • Applicable laws, regulations and rules of relevant tax authorities; 
  • Applicable laws, regulations and rules of the various states within which T-Blocks operates and wherein its customers reside, including, but not limited to, those states’ money transmission laws; 
  • Laws, regulations and rules that may be applicable to the transactions using the T-Blocks Services

Please notice that we are not registered with the U.S. Securities and Exchange Commission or any other regulatory as a national securities exchange or in any other capacity.

T-Blocks Services

By registering with T-Blocks Platform, you represent and warrant to T-Blocks that: 

  • you are at least 18 years old and able to enter into contracts, including this Agreement; 
  • you are a legal resident in your country;  
  • you intend to use the Services for your own benefit, and not any other person; and 
  • you do not intend to use the Services for any prohibited use 

Your Account provides access to the basic services offered by T-Blocks or through the T-Blocks Platform (collectively, the “Services”) which currently include the following: 

  • A mobile application to access the T-Blocks Platform and the Services; 
  • An account with Metamask or other non-custodial crypto asset wallets, which provides the ability to deposit, withdraw and hold Supported Assets and Fiat; 
  • Purchase and sale services through which Users can purchase or sell Supported Assets using Fiat or Crypto; 
  • Access to your transaction records. 

Under no circumstances shall T-Blocks or any of its service partners be responsible or liable for any direct or indirect losses (including loss of profits, business, or opportunities), damages or costs suffered by you or any other person or entity, due to T-Blocks or its service partners action or inaction in accordance with this Agreement. 

T-Blocks technology

T-Blocks products include but are not limited to the following: 

  1. T-Blocks real estate tokenization protocol provides our client a standardized method of digitizing the value of a single real estate property, either partially or in full. 
  1. T-Blocks Platform provides the Client with an infrastructure to create, list, issue, sell, distribute, manage, track and trade properties tokenized on Ethereum blockchain through the Protocol. The Platform is composed of two web applications: 
  • Dashboard (for end-users) 
  • Admin panel (for platform administrators) 

The protocol on which tokenization is based, is the process of creating a smart contract, utilizing different token standards (such as ERC-20, ERC-3643, ERC-7518, ERC-7577, etc), extended with unique information identifying a specific real estate property, and additionally limiting transactional rules according to the issuer’s requirements in compliance with KYC/AML and other related regulations. 

The digital token, representing shares of the authorized SPV holding the underlying asset is used to transfer any and all net revenues (revenues upon deduction of all expenses) that the issuing legal entity generates within the scope of its commercial and trading activity with the specified real estate property to the individual digital token holder.

The above method of tokenizing a real estate property or multiple properties forms the Protocol. The protocol combines readily available technologies and legal procedures: 

– Public blockchain i.e. Ethereum, Hedera, etc.

– Tokenization Engine

– Legal authorization to conduct the digital offering.




For security purposes and to help the government fight terrorism and money laundering activities. International regulations requires all financial institutions to obtain, verify, and record information that identifies each person who creates an account on the T-Blocks Platform. For this reason, you will need to complete the verification procedures (KYC/AML) before you are permitted to use the T-Blocks Services. Your access to the Services and the limits that apply to your use of the Services may be altered from time to time as a result of information you provide to T-Blocks and that T-Blocks collects about you.


The information we request includes, at a minimum, the following personal information:

  • your name; 
  • your physical street address; 
  • your telephone number; 
  • your email address; 
  • your date of birth; 
  • your passport/ID card number or taxpayer identification number; 
  • a copy of your unexpired government identification; 
  • a selfie picture of you; 
  • and information regarding your bank account (such as the name of the bank, the account type, routing number, account number and bank statement). 

We may also ask other questions or request other documents meant to verify your identity. In providing us with this or any other information we may request from time to time, you verify that the information is accurate and authentic, and you agree to inform us of any changes to the personal information you provide us when they occur. You are liable for any adverse consequences arising out of the incompleteness or inaccuracy of any personal information that you provide to us. If you believe that we have furnished any inaccurate information relating to your T-Blocks account to any consumer-reporting agency, you may notify us by email at info@tblocks.io. 

With respect to EU data subjects, “personal information,” as used in this Privacy Policy, is equivalent to “personal data” as defined in the European Union General Data Protection Regulation (GDPR).


We use our reasonable endeavors to minimize viruses and bugs from infiltrating the T-Blocks website, however, due to the nature of the internet, the website may be affected by viruses or bugs from time to time. You must take your own precautions to ensure that the process which you employ for accessing the T-Blocks website does not expose you to the risk of viruses, malicious computer code or other forms of interference which may damage your own computer system. We do not accept responsibility for any interference or damage to your own computer system which arises in connection with your use of the T-Blocks website or any linked website.


Password Security – You are responsible for maintaining adequate security and control of any and all IDs, passwords, hints, personal identification numbers (PINs), non-custodial wallet password and seed phrase, API keys or any other codes that you use to access the Services. Any loss or compromise of the foregoing information and/or your personal information may result in unauthorized access to your T-Blocks platform by third parties and the loss or theft of any Assets held in your Account and any associated accounts, including your linked bank account(s). You are personally responsible for any use of the Services through your T-Blocks, whether by you or a third-party. You are responsible for keeping your email address and telephone number up to date in your T-Blocks Profile in order to receive any notices or alerts that we may send you. We assume no responsibility for any loss that you may sustain due to compromise of your T-Blocks login credentials due to no fault of T-Blocks and/or failure to follow or act on any notices or alerts that we may send to you. Intellectual Property

The entire contents and design subsisting in, relating to or arising out of the website and available through or in connection, including but not limited to copyright, logos, trade marks, designs, text, graphics, images, information, applications and other files, and their selection and arrangement are the intellectual property of us, our content providers or our licensors, with all rights reserved. You must not do anything, or omit to do anything, which may infringe our intellectual property rights, except with our express written permission. This includes reproducing any part of the T-Blocks website and/or content.


It is your sole responsibility to determine whether, and to what extent, any federal, state, local or any other jurisdiction’s taxes apply to any transactions associated with your receipt or transfer of Assets, and to withhold, collect, report and remit the correct amounts of taxes to the appropriate tax authorities. In our sole discretion, we may elect to provide information regarding Asset Transactions, upon request from the relevant legal or regulatory authority. We will also provide such information upon receiving a valid subpoena for such information or otherwise whenever required by law. Your transaction history is available to you at all time through the T-Blocks account.

  • General Provisions
    1. Computer viruses – We shall not bear any liability, whatsoever, for any damage or interruptions caused by any computer viruses, spyware, scareware, Trojan horses, worms, or other malware that may affect your computer or other equipment, or any phishing, spoofing or other attack. We advise the regular use of a reputable and readily available virus screening and prevention software. You should also be aware that SMS and email services are vulnerable to spoofing and phishing attacks and you should use care in reviewing messages purporting to originate from T-Blocks. 
    2. Maintenance – You agree and understand that part of or all of T-Blocks may be periodically unavailable during scheduled maintenance or unscheduled downtime. You agree and understand that T-Blocks is not liable or responsible to you for any inconvenience or damage to you as a result of website and platform maintenance. 
    3. Indemnification – You agree to indemnify and hold T-Blocks, its affiliates and service providers, and each of its or their respective officers, directors, agents, joint venturers, employees and representatives, harmless from any claim or demand (including attorneys’ fees and any fines, fees or penalties imposed by any regulatory authority) arising out of or related to your breach of this Agreement or your violation of any law, rule or regulation, or the rights of any third party. 


Entire Agreement

This Agreement, all Policies and Consents incorporated by reference or included herein comprise the entire understanding and agreement between you and T-Blocks company and platform as to the subject matter hereof, and supersede any and all prior discussions, agreements and understandings of any kind (including without limitation any prior versions of this Agreement), and every nature between and among you and T-blocks. 


We may amend or modify this Agreement by posting the amended Agreement on the T-Blocks website, and the revised Agreement shall be effective at such time. If you do not agree with any modification to this Agreement, your sole and exclusive remedy is to terminate your use of the T-Blocks services and close your account. 

Change of control

If T-Blocks is sold, acquired by or merged with a third party, or otherwise undergoes a change of control, T-Blocks may transfer or assign all information T-Blocks collected from you in connection with such merger, acquisition, sale, or other change of control.

Force Majeure

T-Blocks shall not be liable for delays, failure in performance or interruption of service which result directly or indirectly from any cause or condition beyond T-Block’s reasonable control, including but not limited to, any delay or failure due to any act of God, act of civil or military authorities, act of terrorists, civil disturbance, war, strike or other labor dispute, fire, interruption in telecommunications or Internet services or network provider services, failure of equipment and/or software, other catastrophe or any other occurrence which is beyond our reasonable control and shall not affect the validity and enforceability of any remaining provisions.

Non-Waiver of Rights

This agreement shall not be construed to waive rights that cannot be waived under applicable state money transmission laws in the state and/or country where you are located.


DISCLAIMER – Assumption of risk

This information is not an offer to invest in any token, Fund or other opportunity and is provided for information only. Performance results are shown net of all fees, costs, and expenses associated with the token. Should an investor choose to redeem a token through T-Blocks or on a secondary market, other processing fees may be assessed that are not factored into the returns presented. Past performance does not guarantee future results. Returns are calculated based on the rental payments distributed throughout the year and the appreciation in value of the underlying property. The appreciation in value is based on the difference between purchase price and annual property reappraisals. Individual investor returns may vary based on the timing of their investments and redemptions.

You must rely on your own due diligence before investing. T-Blocks takes no responsibility for this information or for any recommendations, opinions or predictions. You should seek your own independent legal and financial advice.


T-Blocks does not remove any of the risks that you may experience should you acquire a residential property directly and outright (i.e. without a mortgage). Some additional risks are introduced by virtue of shared ownership and the timing of your exit. We encourage you to diversify your T-Blocks investments across multiple properties to safeguard against excessive exposure to any one property that could incur issues such as tenant default or a problem specific to that property that impacts valuation. T-Blocks  does not guarantee any investment performance, outcome or return of capital for any investment opportunity posted on this site.
